How the fee splits
The production pays $11,450 in total and sends each share separately. The district fee is carved out of the total, not added to it.

4. FEE AND PAYMENT. The total location fee is $11,450.00. The Location Fee is divided as follows, and Production shall remit each share separately: to Homeowner $10,877.50 (95%); to the Association, as the Boulder Walk Filming District fee, $572.50 (5%).
4A. THE DISTRICT FEE, EXPLAINED. It is carved out of the Location Fee rather than added to it. Production's total cost is the same whether or not this Section exists. The Association does not collect, hold, escrow, or disburse Homeowner's share at any point, and does not guarantee that Homeowner is paid.

Reminder
Boulder Walk HOA is not a party to this agreement. It does not negotiate rates, verify insurance, or guarantee payment. Its only financial interest is the 5% district fee, which the production pays to the HOA directly out of the agreed fee.
This is a sample contract
